How We Work

What an Honest Sewer Inspection Looks Like

An inspection is only worth what you can trust about it. Here are five things we do on every job, and every one of them is something you can hold us to.

Frank Menkel showing a homeowner the sewer camera footage on the monitor

The monitor faces you. We name what's on screen as it appears, in plain English, and you keep the full recording and a written summary. Nothing about your sewer line comes down to taking our word for it.

You get the number before we unload the van, and that's the number on the invoice. Nothing gets added afterward, and nobody stands in your driveway waiting on a decision.

A camera that stops ten feet in has told you nothing. We run the full length of your line, out to where it meets the city main. If something genuinely stops the camera, you see what and where on the screen first.

Frank Menkel does every inspection himself. No dispatcher, no rotating crew, nobody arriving later to close a sale. 15 years of referrals came from treating people the way he'd want his own family treated.

Sewer work isn't tidy work. We put protection down before we start and clean up properly after. When we pull out of the driveway, the only sign we were there should be the video on your phone.

Who You Are Calling

Meet Frank Menkel

15 years running camera and clearing lines across the Denver metro. Frank started South Denver Sewerscope with his brother James so he could do the work the way he always thought it should be done: show people what's actually there, explain it plainly, and let them decide.

  • Every inspection is run by Frank Menkel personally. No dispatcher, no rotating crew, and nobody who has to hit a sales number that day.
  • Our work comes from referrals and from realtors who send us every client. That only happens if you're straight with people the first time.

I treat every house like it belongs to someone in my family. That means showing you what's really down there and telling you the truth about it, even when the truth is that you don't need me.

Questions

Sewer Scope Questions, Answered

If yours isn't here, call and ask. We'd rather answer it now than have you find out on the day.

What Exactly Is a Sewer Scope Inspection?
We feed a waterproof camera into your main sewer line, usually through the cleanout, which is the capped access point outside the house. We run it all the way to where your line meets the city main. It shows roots, cracks, blockages, and low spots where water collects. You watch the screen with us and keep the recording.
How Much Does a Sewer Scope Inspection Cost in Denver?
Ours is $100 right now, down from $150, flat rate for a standard residential main line anywhere in our main service area. That covers the camera run, the video, and the walkthrough. Around the Denver metro you'll see anywhere from $100 to $300 for the same job, often with the price only quoted once somebody is at your door.
How Long Does It Take?
Most residential scopes take about forty five minutes to an hour, including the time we spend walking you through the footage. We book an hour so nobody is rushed.
Do I Really Need One Before Buying a House?
A standard home inspection doesn't include the sewer line, and replacing a main line in the Denver metro commonly runs five figures. If the house is older than about twenty years, or has mature trees near the line, it's worth scoping before you close. It's the cheapest way to avoid the most expensive surprise in the house.
What Happens If You Find a Problem?
We show you the exact spot on the screen, explain what it is, and tell you honestly how urgent it is. Some findings need work this month. Plenty of them just need watching. You get options and a written price, and you're never pressured to decide on the spot.
Do I Need to Be Home for the Appointment?
We'd rather you were, because most of the value is in watching it with us and asking questions as we go. If you can't be there, we can still do the work and send you the video with a call to walk you through it.
